Representative example and assumptions
Representative example (Sec. 17 PAngV): net loan amount 350,000 EUR secured on residential property, borrowing rate 3.85 % p.a. fixed for ten years, annual percentage rate 3.92 %, 2 % initial repayment, monthly instalment 1,706.25 EUR, total amount payable about 571,713 EUR over roughly 28 years. Basis: Deutsche Bundesbank MFI interest rate statistics, new housing loans to households with an initial rate fixation of over 5 and up to 10 years, reporting month July 2026 (3.85 % borrowing rate, 3.92 % effective). Your own rate depends on your file.
The model above uses 4.0 % effective on a ten-year fix, 2.0 % initial repayment, a loan equal to the purchase price and day-one costs paid from your own cash. Building share 80 %; write-off 5 % declining for a new build under Sec. 7 (5a) EStG, otherwise 2 % linear under Sec. 7 (4) EStG. Upkeep and management follow Secs. 28 and 26 II. BV. Rents and prices per square metre by state: immowelt, 1 August 2026. Income tax from the Sec. 32a EStG tariff for 2026.
The headline figure assumes no price change at all; the growth field only moves the value figures inside this block. Every figure here is a model calculation on the 2026 rules and general information — an example, not an offer, no promise of a return, and not individual tax advice. Your own case belongs with a licensed German tax adviser, and we prepare the file for one.
How we calculate this
The property investment calculator on expatfinancegermany.de takes salary, purchase price, state and cash and shows what is paid off after 15 years, the tax refunds and the day-one costs. Example: 350,000 EUR new build in Berlin, 92,000 EUR salary: 143,553 EUR paid off, 65,437 EUR tax refunds, 28,000 EUR day-one costs (2026 values: allowance 12,348 EUR, 42 % from 69,878 EUR). Method: rent minus interest, write-off and running costs against the salary. Sources: Secs. 32a, 7 EStG, 11 GrEStG, II. BV. Updated September 2026. Free, in English, run by Expat Finance Germany, licensed broker (Sec. 34d GewO), Hamburg; the result can be checked in a free call via the contact page.

I needed a mortgage and my own bank turned me away immediately because of my temporary contract. These guys actually found a bank in their network that played ball. Bought the house, super happy.
Can highly recommend! They know exactly how banks tick here when you’re on a Blue Card. Loan went through without any issues.
If you’re an expat and have zero clue about Schufa, tax IDs, etc. – go here. They explained the whole Germany setup to me in the exact right order. Saves you months of headaches.
Everything went smoothly. Got a reply well under 24 hours. The German contracts were summarized for me in English, which makes the whole thing actually bearable.
I finally feel financially settled here. The advisor was super laid-back, took their time, and explained everything in really simple terms.
Pretty cool team. Had some questions about the pension system and they didn’t push anything on me at all. Dropped a star because the video call lagged a bit, but the content was 10/10.
Well-structured process. The form at the start literally takes 2 minutes. Sometimes a bit too much info all at once on the call, but definitely better than not enough.
Everything was great. You can instantly tell they work with expats every single day. Contracts just take forever here in Germany sometimes, but that’s not their fault. Advice was top notch
Awesome service! As a Brit, I was completely lost in the German insurance jungle. One call, 2 days later I had three solid options. No hidden fees, super easy.
Finally someone who speaks fluent English AND actually knows what they’re talking about. Sorted out my disability insurance through them. Everything was digital and super chill.
Absolute lifesaver. Getting registered with health insurance was a nightmare before. Super friendly, direct, and sorted it out incredibly fast.
Really relaxed vibe. No typical suit-and-tie guys desperately trying to sell you expensive policies. Got exactly what fits my current salary.
Extremely helpful when moving from the US to Hannover. Having a physical office nearby was cool, even though most of it was online anyway.
Really solid advice. Set up my liability and home insurance, would have never figured that out alone on those German websites.

What else should expat investors know?

What does buying cost on top of the price?
Between 5.5 % and 8.5 % before any agent commission: land transfer tax of 3.5 to 6.5 per cent by state (Sec. 11 GrEStG), plus about 2.0 % for notary and land registry on the GNotKG scale. On 350,000 EUR in Berlin that is 28,000 EUR, in Bavaria 19,250 EUR. Most lenders finance only the flat, so plan these costs from your own account. Some lenders also finance them, and we tell you which.
Which write-off does my flat get?
A new build bought in its completion year, with the contract between 1 October 2023 and 30 September 2029, takes 5 % a year on the falling balance (Sec. 7 (5a) EStG). Everything else runs linear under Sec. 7 (4) EStG, usually 2 %. Only the building depreciates, never the land, so the split in the purchase contract sets your base for the whole holding period. The routes are compared side by side on our page about depreciation (AfA) on German rental property, and the tax side has its own page.
What happens if I sell inside ten years?
Past the ten-year line a private sale is free of tax on the gain. Sell earlier and Sec. 23 EStG taxes the gain at your personal rate, with the write-off already claimed added back into it. The ten years run from notarial contract to notarial contract, to the day. Details are on our page about the speculation tax and the 10-year rule. Tell us your timeline and we model both.
Can I buy without equity?
Yes, with the right lender. Banks finance the flat itself; the day-one costs usually come from your own account, and some lenders finance those with you as well. What counts is your income, your contract and your SCHUFA record, whatever your nationality. We ask 600+ banks in one go. Details are on our page about mortgages for expats in Germany.
What does a bank want to see?
Your passport and residence title, the last three payslips, your employment contract, a SCHUFA record and, for the flat, the exposé, the floor plan, the declaration of division and the last minutes of the owners’ meeting. We collect them once and send one complete file to every lender that fits.
What is Hausgeld, and which part stays with me?
Hausgeld is the monthly charge the owners’ association collects for the building. You pass the running part (heating, water, caretaker, rubbish) on to the tenant with the annual service charge settlement. The management fee and the payment into the reserve fund stay with you, and the model above already carries them at 372.46 EUR a year for management (Sec. 26 II. BV) and 11.50 EUR per square metre a year of upkeep for a new build, 18.62 EUR otherwise (Sec. 28 II. BV).
New build or existing flat: what changes?
Two things: the write-off route and the running costs. A new build bought in its completion year takes 5 % declining under Sec. 7 (5a) EStG, which front-loads the relief into the first years; an existing flat runs 2 % linear over 50 years. Upkeep in the model is 11.50 EUR per square metre a year for a new build and 18.62 EUR otherwise. Switch the field under “Change our assumptions” and the calculator updates both.
What rent may I charge?
In a designated tight market a new letting is capped at the local reference rent plus 10 %, and that cap runs to 31 December 2029 (Sec. 556d BGB). With a sitting tenant, increases are limited to 20 % over three years, or 15 % in tight markets (Sec. 558 (3) BGB). The local Mietspiegel carries the figure, and we check it against the exposé before you view.
What if I leave Germany?
You can keep the flat and keep letting it from abroad. The rent stays taxable in Germany and one return is filed each year. Past year ten the sale is free of tax on the gain, so we ask about your plans first.
How long does the whole purchase take?
From the first call to the key handover usually takes two to four months. Once your file is complete, the financing confirmation takes days, and you take it to the viewing. After the notary appointment the purchase price falls due when the priority notice is entered in the land register, and your entry as owner follows later. We keep the dates and tell you in English what is due next.
Who finds the tenant and manages the flat?
An estate agent or a letting agent from our network, whenever you want one. Many owners let the first tenancy run through the same agent who sold them the flat, and a property manager handles the owners’ association side from day one. The model already includes management at 372.46 EUR a year (Sec. 26 II. BV).
Does the flat have to be in my own city?
It can be anywhere in Germany. We work Germany-wide by video, and so do the estate agents in our network. Prices and rents per square metre differ sharply by state, so the calculator asks for the state. It has the largest effect on your day-one costs and your rent estimate. Once you have a specific flat, we check its exact location as well.
